Alfinach: 800,000 m² between the Calderona and the sea
Alfinach is one of the largest residential urbanisations in northern Valencia, within the municipality of Puçol, at the foot of the Sierra Calderona Natural Park and just five kilometres from the sea. It covers some 800,000 m², with 150,000 m² of green areas, and is home to more than 800 families in houses among pine woods, with 24-hour private security.
It is almost a small town: a social club of around 25,000 m² —with paddle, tennis, fronton, seven-a-side football, pools, gym and restaurant—, its own drinking-water well, a photovoltaic installation and even its own official bulletin. Designing here means understanding an urbanisation with its own life and management, and fitting the house into that ecosystem without losing its character.
The ground, at the foot of the mountains, is usually sloping and among pines. We use the orientation to capture light and views, step the house down the gradient to avoid large earthworks, and treat the pine woods as a filter for shade and privacy. The mild Mediterranean climate allows an open architecture almost all year round.
We do not propose ready-made imagery. Every project starts from a reading of the plot and of how its owners want to live, and is ordered through Puçol’s planning —setbacks, heights, occupation— and the urbanisation’s administration, to reach permit and site without surprises.
What we resolve in Alfinach
We design the house from the plot: brief, orientation, light, circulation and materiality. A single idea holds each project, from concept and permit to the construction documents.
A careful study of the existing condition, a structural review and a proposal coherent with what is worth keeping. A full refurbishment demands the same rigour as new construction.
The interior is designed together with the architecture: joinery, bespoke furniture, lighting and materials are part of the same set of decisions.
We support the works to the built result: project and execution management, safety coordination and close collaboration with the builder. What is drawn well is built well.
We work with passive criteria and Passivhaus certification, renewable energy and rational decisions for a healthy and economically coherent architecture, with BIM methodology and permit and budget tracking.
