Rocafort: the Machado town with the highest income in the province

Rocafort is a small municipality in l’Horta Nord, on the historic market gardens watered by the Acequia Real de Moncada, about eight kilometres from the centre of Valencia and with its own Metrovalencia station (Line 1). Agricultural in origin, for almost a century it has hosted a colony of villas of the Valencian bourgeoisie on the gentle hills to the northwest.

It is the "Machado town": Antonio Machado lived in Villa Amparo between 1936 and 1938 and wrote his sonnets of the night of the bombing here. Today Rocafort is also the municipality with the highest average income in the province of Valencia: an exclusive, discreet residential setting where architectural quality matters more than novelty.

The ground alternates flat market gardens to the southeast and gentle hills to the northwest, no higher than ninety metres. On sloping plots, following the gradient gains views and privacy; on flat ones, the project turns to the relationship between house and garden. The mature trees are kept as a filter for shade and intimacy.

We do not propose ready-made imagery. Every project starts from a reading of the plot and of how its owners want to live, and is ordered through Rocafort’s planning —setbacks, heights, occupation— and its heritage catalogue, to reach permit and site without surprises.

What we resolve in Rocafort

We design the house from the plot: brief, orientation, light, circulation and materiality. A single idea holds each project, from concept and permit to the construction documents.

A careful study of the existing condition, a structural review and a proposal coherent with what is worth keeping. A full refurbishment demands the same rigour as new construction.

The interior is designed together with the architecture: joinery, bespoke furniture, lighting and materials are part of the same set of decisions.

We support the works to the built result: project and execution management, safety coordination and close collaboration with the builder. What is drawn well is built well.

We work with passive criteria and Passivhaus certification, renewable energy and rational decisions for a healthy and economically coherent architecture, with BIM methodology and permit and budget tracking.
