Tancat del Alter: a high-end gated urbanisation

Tancat del Alter is one of the few urbanisations that remain fully gated in the Valencian Community. Within the municipality of Picassent, south of Valencia, it has a single controlled entrance, 24-hour security and all services run underground. It is made up of 334 houses from the 1980s, around 180-240 m², on generous plots with gardens.

It is a residential and educational enclave: it hosts the Colegio Internacional Ausiàs March, founded in 1972, within the urbanisation itself. Green areas, a social club, a football pitch and a café complete an established and very private community. Designing here means working for a private setting that values discretion and security above all.

The land allows generous plots with open views over the market gardens and the city. We orient the living spaces south to capture light, reserve the best openings for the views, and work the setbacks and the garden to gain privacy within an urbanisation with its own community life.

We do not propose ready-made imagery. Every project starts from a reading of the plot and of how its owners want to live, and is ordered through Picassent’s planning —setbacks, heights, occupation— and the urbanisation’s management, to reach permit and site without surprises.

02 — What we resolve here

What we resolve in Tancat del Alter

We design the house from the plot: brief, orientation, light, circulation and materiality. A single idea holds each project, from concept and permit to the construction documents.

A careful study of the existing condition, a structural review and a proposal coherent with what is worth keeping. A full refurbishment demands the same rigour as new construction.

The interior is designed together with the architecture: joinery, bespoke furniture, lighting and materials are part of the same set of decisions.

We support the works to the built result: project and execution management, safety coordination and close collaboration with the builder. What is drawn well is built well.

We work with passive criteria and Passivhaus certification, renewable energy and rational decisions for a healthy and economically coherent architecture, with BIM methodology and permit and budget tracking.
