TM Real Estate Group Headquarters is built in the south of Torrevieja (Alicante), on a plot in the La Hoya sector facing the road that enters the city. The project begins from a direct question: how to build a company’s home without hiding what the company is, giving it a building that can be read from outside and, at the same time, lived in from within.

The layout builds the edifice in four storeys stacked one upon another as horizontal volumes that shift in plan. Each level rotates or steps back according to the programme it holds, generating deep porches, terraces and shaded areas. Below grade, two basement floors absorb parking, logistics and technical services; above grade, 3,229 m² of office space distributed for 205 workstations is organised on a modular plan ready to evolve with the company.

Materiality builds the atmosphere. A double skin of stainless steel, micro-perforated and folded vertically, wraps the volumes and filters solar radiation; the degree of opening of each louvre is graded according to orientation, managing the Levantine sun with precision. Behind it, large glazed planes bring in the light and return the user’s view back to the landscape. The skin is not ornament: it is the climatic system of the building.

The building is not understood without its site. Most of the plot is released as garden areas, vegetated rooftops and permeable paving; water, shade and vegetation enter the user’s everyday experience. The headquarters is projected to reach LEED Platinum and WELL Platinum certifications, integrates Smart Building criteria through a BMS platform, and is developed with ILUNION under the principles of 360° Accessibility.

TM Real Estate Group Headquarters is not understood as a conventional office building. Its value lies in building the identity of the group from the landscape, organising work into modular pieces able to transform over time, and returning to its 205 people a building where sustainability, well-being and architecture are thought together.
