Cruz de Gracia: a garden city with its own regulations
Cruz de Gracia is a private villa urbanisation in Paterna, conceived as a garden city within the former "Solución Sur" plan for the Valencia area. Access control, a concierge and surveillance keep it quiet and reserved; tree-lined streets and generous plots, with pool and garden, define its low-density character.
Few urbanisations have such precise regulations. The Cruz de Gracia ordinances (1965) set a maximum height of 7 metres and two storeys, a maximum plot occupation of 30%, a volume of 1 m³/m², minimum setbacks of 5 metres to the street and 3 to boundaries, a compulsory private garage and exclusively residential use. Knowing these rules in detail is the difference between a realistic concept and one that will not obtain a permit.
The ground is fairly flat. With occupation limited to 30%, the project gains in garden and inside-outside relationship: we orient the living spaces south, protect from the western sun and use the existing trees as a filter for shade and privacy. The house is conceived to live the garden, not only to look at it.
We do not propose ready-made imagery. Every project starts from a reading of the plot and of how its owners want to live, and is ordered through Paterna’s planning and the specific Cruz de Gracia ordinances, coordinating with the urbanisation’s entity to reach permit and site without surprises.
What we resolve in Cruz de Gracia
We design the house from the plot: brief, orientation, light, circulation and materiality. A single idea holds each project, from concept and permit to the construction documents.
A careful study of the existing condition, a structural review and a proposal coherent with what is worth keeping. A full refurbishment demands the same rigour as new construction.
The interior is designed together with the architecture: joinery, bespoke furniture, lighting and materials are part of the same set of decisions.
We support the works to the built result: project and execution management, safety coordination and close collaboration with the builder. What is drawn well is built well.
