Campolivar: the hill of the Barons of Campo-Olivar
Campolivar occupies the lands of the Barons of Campo-Olivar, in Godella. The title was granted by Carlos III in 1778 and, in 1864, the third baron commissioned the Masía de San Fernando, with castle-like turrets — the nucleus around which the urbanisation grew. From the 1930s it was a summer retreat for the Valencian bourgeoisie, and today it is one of the most established residential areas in l’Horta Nord.
It is an open, low-density urbanisation, with generous plots and wide, tree-lined streets a step from Valencia. Godella is the second municipality by average income in the province. Established classic villas and new contemporary houses coexist, in a calm, green atmosphere, with prestigious international schools nearby.
The ground is hillside, at around one hundred metres of altitude, with gentle slopes. Following the gradient —instead of forcing large earthworks— gains privacy and views and relates each floor to the garden. The mature trees are a starting value that the project keeps and brings forward.
As an open urbanisation, each plot has its own conditions. We design from a reading of the site and of each client’s way of living, and order the project through Godella’s planning —setbacks, heights, occupation— to reach permit and site without surprises.
What we resolve in Campolivar
We design the house from the plot: brief, orientation, light, circulation and materiality. A single idea holds each project, from concept and permit to the construction documents.
A careful study of the existing condition, a structural review and a proposal coherent with what is worth keeping. A full refurbishment demands the same rigour as new construction.
The interior is designed together with the architecture: joinery, bespoke furniture, lighting and materials are part of the same set of decisions.
We support the works to the built result: project and execution management, safety coordination and close collaboration with the builder. What is drawn well is built well.
We work with passive criteria and Passivhaus certification, renewable energy and rational decisions for a healthy and economically coherent architecture, with BIM methodology and permit and budget tracking.

Campolivar is an open urbanisation, so urban management is municipal, without the conditions of a gated estate. Each plot does keep its own tree and topography constraints.
