La Cañada & El Plantío: houses among pines west of Valencia
La Cañada —la Canyada dels Pins— began as a summer retreat in the 19th century and consolidated with the arrival of the Valencia-Llíria railway in 1888. Today it is Paterna’s second urban centre, with over twelve thousand inhabitants, a grid of wide streets and blocks of single-family houses among a protected pine wood, next to the La Vallesa forest and the Turia Natural Park.
El Plantío is its most exclusive part: larger villas and houses, with generous plots, garden and pool, largely managed by its Residents’ Association —with more than 800 members and 24-hour private security—. Designing here means working for an established community that values privacy and greenery over density.
The ground has gentle slopes among pines. Keeping the trees and following the gradient —instead of forcing large earthworks— integrates the house into the pine wood, gains privacy and relates each floor to the garden. Light filters through the pines, and the architecture is conceived to live outdoors.
We do not propose ready-made imagery. Every project starts from a reading of the plot and of how its owners want to live, and is ordered through Paterna’s planning —setbacks, heights, occupation and tree conditions— to reach permit and site without surprises.
What we resolve in La Cañada & El Plantío
We design the house from the plot: brief, orientation, light, circulation and materiality. A single idea holds each project, from concept and permit to the construction documents.
A careful study of the existing condition, a structural review and a proposal coherent with what is worth keeping. A full refurbishment demands the same rigour as new construction.
The interior is designed together with the architecture: joinery, bespoke furniture, lighting and materials are part of the same set of decisions.
We support the works to the built result: project and execution management, safety coordination and close collaboration with the builder. What is drawn well is built well.
We work with passive criteria and Passivhaus certification, renewable energy and rational decisions for a healthy and economically coherent architecture, with BIM methodology and permit and budget tracking.

Between 18 and 30 months from commission to handover: 8-12 months of design and permits, and 14-20 of construction.
It follows Paterna’s municipal planning (setbacks, heights, occupation and buildability), with particular attention to the pine wood’s tree conditions. We verify it plot by plot in the concept design.
Yes. El Plantío has a Residents’ Association that manages security and services for its members, with private surveillance. We take it into account for access, fences and neighbourly life.
Yes, and it is advisable. We study the existing trees from the start to site the house among the relevant specimens, keeping the pine wood as a project value and complying with the regulations.
Yes. Project management, execution management and safety coordination. Quality is decided as much on site as on the drawings.
Both. Many houses in La Cañada began as second homes; refurbishing them into a primary residence demands the same rigour as new construction: study of the existing condition, structural review and a coherent proposal.
